What is full service management?

Full service management essentially means that we literally take care of EVERYTHING! We handle communication with tenants, property showings, maintenance, contractors, 2am toilet clogs, even lawn care!

We market on Zillow, Apartments.com, Trulia, Redfin, Hotpads, Realtor.com, plus 14 more websites!

Does Opuluxe offer management services near me?

Yes, Opuluxe offers its property management services nationwide in the contiguous United States. We have local teams spread across the country to provide you with efficient and personalized service. This enables us to manage your property effectively, no matter where it's located, and to respond promptly to any needs that may arise. Our widespread presence ensures that you receive the same high standard of service that Opuluxe is known for, regardless of your property's location.

how do I know if my home is a good fit for Opuluxe?

We accept residential homes of any general type and size. However, we do require that your home be free of all cosmetic imperfections, and with all appliances and amenities in working order.

Will you view my home in person to qualify it?

No, we do not require an in-person visit to qualify your home for our management services. The qualification process can be conducted remotely, typically through a virtual tour and by having you complete a questionnaire about your property's current condition. This approach allows us to efficiently assess your home's suitability for tenants and begin the onboarding process more quickly. However, you may purchase a in-person property inspection for $500. What are your fees?

We charge a $199 onboarding fee once you join us. Afterwards, pricing packages from 5% to 13% of the gross monthly, depending on your needs. Check out Pricing for a breakdown of what each package offers! We're value transparency with pricing, and we never add any hidden fees; we hate hidden fees!

DO YOU PROVIDE MAINTENANCE?

Absolutely! We've built relationships with vetted contractors for every property issue you can possibly think of, including but not limited to:

  • Plumbing
  • HVAC
  • Electrical
  • Cosmetic Damage: Paint, drywall, carpet, tile, fixtures, etc.
  • Lawncare
  • Gutters
  • Deep cleanings
  • And more!

In the event that your property needs maintenance, we'll either use our current contractor or gather 3-5 quotes from local contractors. We care about your expenses, so we do our best to ensure you're getting a low rate, and we never add fees on top of what the contractor charges for their service.

Your home's security is our priority. Opuluxe employs two top-tier verification software systems and a world-class fraud detection team to review every tenant application. We meticulously confirm tenant identities and verify income to safeguard your home from potential fraudsters. We conduct the following:
